When do I need a home inspection?
PRE-PURCHASE INSPECTION
A home inspection helps you understand the condition of a property before you buy.
It helps identify repairs, safety concerns, and other important details that might not be visible when you do a viewing of the house.
With my pre-purchase home inspection services, you’ll get a clear, easy-to-read report with information on what needs attention, a guide to maintaining your home, and also resources to help you settle in.
It’s everything you need to start homeownership with confidence.
PRE-LISTING INSPECTION
A pre-listing home inspection helps you prepare your home for sale with confidence.
By knowing potential issues upfront, you can address them before listing or provide buyers with accurate repair estimates, making the selling process smoother and more transparent for you.
This proactive step helps reduce surprises during negotiations and build trust with buyers.
My pre-listing inspection includes a detailed report with insights, giving you the information you need to make informed decisions before selling.
NEW HOME INSPECTION
It’s easy to assume a new home will be free of issues, but that’s not always the case. Getting a new home inspection before making your purchase or final payment is a smart step to ensure everything is built as it should be and is committed.
In West Vancouver and across British Columbia, new homes come with a 2-5-10 warranty. This includes:
- 2 years for materials and labour,
- 5 years for the building envelope (including protection against water penetration),
- 10 years for structural defects.
While these warranties offer strong protection, they don’t cover everything.
An inspection of your new home is a proactive way to identify issues early, rather than reacting to problems later.
MAINTENANCE INSPECTION
Owning a home means keeping up with regular maintenance. Every part of your home has a lifespan — like copper pipes, which often need replacing after 25 to 35 years in the Lower Mainland.
A maintenance home inspection is a simple way to check how your home’s systems are doing. It helps you plan for repairs, prioritize upgrades, and spot safety or insurance concerns before they become bigger problems.
This inspection can also catch small issues early, saving you from expensive fixes later.
OCCUPANCY WALK-THROUGH INSPECTION
Many new homeowners don’t realize how their heating and cooling systems should work or what a proper rain-screen system looks like.
These are common issues I’ve seen during occupancy walk-throughs. Identifying them early helps ensure they’re fixed by the developer.
Many homes aren’t always problem-free. Busy schedules and limited municipal inspections often leave issues unnoticed. I’ve actually found more problems in new builds than older homes.
To help, my detailed inspection reports from the occupancy walk-through home inspection list any issues found.
These reports help you make sure your home is in good shape, and any problems are resolved quickly.

Why do I need a home inspection?
A home inspection is a crucial step in the home buying or selling process that can help protect both parties involved in the transaction. Here are some reasons why you may need a home inspection:
Identify potential issues
A home inspection can uncover potential issues with the property that you may not have noticed during a walkthrough. This can include problems with the foundation, plumbing, electrical systems, or roof.
Evaluate the condition of the property
A home inspection can help you evaluate the overall condition of the property and determine whether any repairs or renovations are needed. This can help you make an informed decision about the purchase or sale of the property.
Negotiate repairs
If the home inspection reveals any issues, you may be able to negotiate with the seller to have them repaired before the sale is final. This can save you money and help ensure that the property is in good condition before you take ownership.
Avoid surprises
A home inspection can help you avoid surprises after you move in. By identifying any potential issues before the sale is final, you can take steps to address them before they become major problems.
Overall, a home inspection is an important investment that can help you make an informed decision about a property and protect your interests in the transaction.
How did I become the only female home inspector in the lower mainland?
Growing up in an environment of constant renovations undoubtedly led me to over 25 years in the construction industry. Over a lifetime of continued learning, I built a multi-million dollar construction company and eventually found my passion doing inspections and helping people save money and headaches on home ownership.
