When do I need a home inspection?

PRE-PURCHASE INSPECTION
It can reveal potential repairs, safety issues, and hidden details you might miss during a walkthrough.
With my pre-purchase home inspection, you’ll get a straightforward report highlighting what needs attention, home maintenance tips, and useful resources to make settling in easier.
This way, you can move forward with confidence, knowing exactly what to expect.

PRE-LISTING INSPECTION
A pre-listing home inspection can help you get a better understanding of your home’s condition before putting it on the market.
By identifying potential issues early, you can make repairs in advance or provide buyers with accurate estimates, making the selling process easier and more transparent.
This proactive approach helps prevent last-minute surprises during negotiations and builds trust with buyers.

NEW HOME INSPECTION
It’s easy to assume a newly built home will be problem-free, but trust me, that’s not always the case.
An inspection before you finalize your purchase or payment helps ensure everything is built correctly and meets expectations.
On Bowen Island and across British Columbia, new homes come with a 2-5-10 warranty:
• 2 years for materials and labor
• 5 years for the building envelope (including protection against water damage)
• 10 years for structural defects
While these warranties provide valuable coverage, they don’t cover everything.
An inspection is a proactive way to catch potential issues early — before they turn into bigger problems down the road.

MAINTENANCE INSPECTION
Owning a home almost always comes with ongoing maintenance.
Every part of your home wears over time — for example, copper pipes on island homes typically need replacing after 20 to 25 years.
A maintenance inspection helps you assess your home’s condition, plan for repairs, and prioritize upgrades. It also identifies potential safety or insurance concerns before they turn into costly problems.

OCCUPANCY WALK-THROUGH INSPECTION
Many new homeowners aren’t always sure how their heating and cooling systems should function or what a proper rain-screen system looks like.
During occupancy walk-throughs, I often spot these common issues. Catching them early gives you the chance to have the developer fix them.
New homes aren’t always problem-free. With busy schedules and limited municipal inspections, some issues go unnoticed.
In fact, I’ve found more problems in new builds than in older homes.
That’s why my occupancy walk-through inspection provides a detailed report outlining any issues found. This report helps ensure your home is in good shape and that any problems get resolved quickly.

Why do I need a home inspection?
A home inspection is a crucial step in the home buying or selling process that can help protect both parties involved in the transaction. Here are some reasons why you may need a home inspection:
Identify potential issues
A home inspection can uncover potential issues with the property that you may not have noticed during a walkthrough. This can include problems with the foundation, plumbing, electrical systems, or roof.
Evaluate the condition of the property
A home inspection can help you evaluate the overall condition of the property and determine whether any repairs or renovations are needed. This can help you make an informed decision about the purchase or sale of the property.
Negotiate repairs
If the home inspection reveals any issues, you may be able to negotiate with the seller to have them repaired before the sale is final. This can save you money and help ensure that the property is in good condition before you take ownership.
Avoid surprises
A home inspection can help you avoid surprises after you move in. By identifying any potential issues before the sale is final, you can take steps to address them before they become major problems.
Overall, a home inspection is an important investment that can help you make an informed decision about a property and protect your interests in the transaction.
How did I become the only female home inspector in the lower mainland?
Growing up in an environment of constant renovations undoubtedly led me to over 25 years in the construction industry. Over a lifetime of continued learning, I built a multi-million dollar construction company and eventually found my passion doing inspections and helping people save money and headaches on home ownership.
